Bring you donations to any Prudential Tropical Realty office
(See below for items needed)
 
Nashville, TN and the surrounding area was hit by a 500 year flood which not only completely flooded Downtown but also devastated neighborhoods throughout the area.
 
Most of the homeowners did not have flood insurance and have lost everything!
 
The waters are just now receding and the clean up efforts are now underway.  The initial costs estimates for Nashville alone are $1.5 billion!
 
Please help me reach out to the people of Middle Tennessee!
 
   They are in need of the following items:

Baby Formula
Cleaning Supplies
Contractors Trash Bags (Heavy Duty)
Rubber Gloves
Wet Vacs
Brooms
Mops
Dehumidifiers

With the hurricanes we deal with on a yearly basis, we of all people should understand the devastation caused by natural disasters.

Only 24 Days Until Hurricane Season!

Only 24 days until hurricane season officially begins.  Are you prepared?

As a Tampa native, I admit that I tend to be overly relaxed about hurricanes; however, I understand the importance of preparedness.  If you haven't gotten your hurricane plan together here's a few suggestions.
  • Develop a family plan.
  • Create a disaster supply kit.
  • Have a place to go.
  • Secure your home.
  • Have a pet plan.
Over the next few weeks I will go more in-depth with each of these subjects.

Why do I do this?

A question was presented to me yesterday by the National Association of REALTORS.  Why do you love being a REALTOR?  This question is typically answered with comments such as, " I love the flexibility" or "I love being my own boss".  Not wanting to repeat the typical answer, I thought about the question for a moment, to truly answer it I needed to start with why I chose to become a REALTOR!

My brother and I were raised by a single mom in Plant City.  We had step-dads in and out of our lives but our mom was the main (and sometimes only) bread winner.  Raising two kids on a single income left funds a little tight so we moved around often renting wherever our mom could find something affordable.

At 23, my husband and I bought our first house.  I still remember the feeling of getting those keys for the first time.  I was ecstatic!  I couldn't believe I actually had a house of my own.  I was the first in my family to own a home.  My brother soon followed with a great home just outside of Plant City and then finally after both of her kids bought homes, my mom bought her first house at 50 years old.

As a REALTOR, I get to help people every day achieve what my mom worked so many years to accomplish.  Some are newlyweds and just starting their family and others are older individuals that have worked their entire life, just like my mom, to finally be at a point to buy a place they can call their own.  To me, there is something very special about being that person, who guides and counsels those first time home buyers as they purchase their first home.  I get a little bit of that same ecstatic feeling all over again every time I hand the keys to a new home buyer.  THIS is why I love being a REALTOR!

It's a Short Sale Not a Rubish Sale!

It seems that there's a little confusion about and the purpose of a short sale and the owner's responsibility.  The advantage to doing a short sale is that the impact on your credit is typically far less with a short sale than with a foreclosure.  Therefore, it's to a homeowner's advantage to help their Realtor sell their home and not trash it. 

Why do I bring this up?  Well, I've shown a lot of short sale homes over the past couple of years and most of the homes are in horrible condition.  I'm not talking about needing general repairs.  I'm referring to homes which have trash left in them, lawns that have been left for nature to reclaim and general vandalism to the walls, cabinets and carpets.  Left in this condition there is no way the home will sell.  In fact, I can almost guarantee the bank will foreclose before it's sold.  I'm not suggesting that the owners dump money into the home to sell it.  What I'm suggesting is that the home be left in such a condition that when a buyer walks in, they don't want to turn and run. Clear out the trash, avoid spilling/pouring mysterious liquids on the carpet, don't remove everything that can be taken down with a simple screw driver and wrench (i.e., light fixtures, cabinets, faucets, etc.) and mow the grass if a gnome could easily be lost in it.

Doing these few simple tasks won't cost you any money and will definitely help your agent get your home sold before the bank forecloses.

New Guidelines for Short Sales

As of April 5th, lenders have new guidelines for the short sale process.  These new guidelines have been put in place in an attempt to speed up the process which can take an average of 4-6 months.  Along with speeding the process, the new guidelines also offer monetary incentives to both the banks and the homeowner. 

While not all the details are included, Reuters wrote a great article that highlights the key points of the policy.

Time is running out but there's still time!

For most, if you're looking to cash in on the tax credit you must be under contract by April 30th and close by June 30th.  With all the short sales on the market you may think that you're already out of time.  Not true!

Currently, there are 5,284 homes for sale in the Tampa Bay area which are not short sales.  These are either regular or bank owned properties which can still go under contract and close in time for the tax credit.  Out of those homes 2,283 are under $200,000. 

Previously I mentioned that for "most" time is running out.  There are special rules for members of the military, foreign service and the intelligence community.  The tax credit has been extended for qualified services members until April 30, 2011.  For more information please visit http://www.federalhousingtaxcredit.com/service_mem.php.
